Know Where You're Buying

The Towns & Communities of Jackson County

Eleven incorporated towns and one named lake subdivision, each with its own land market. Prices, soils, and what the land is used for all shift as you move across the county — here is the lay of the land.

Marianna

County seat · caverns · Chipola College
The county's hub for services and healthcare — with the caverns and Merritt's Mill Pond minutes from downtown.

Graceville

Peanut country · Alabama line
The county's northwest anchor, in serious peanut country near the Alabama line — home of the Baptist College of Florida.

Sneads

Lake Seminole · eastern gateway
The county's fishing town, facing Lake Seminole and Three Rivers State Park on the eastern edge.

Cottondale

Crossroads · rail history
Where the county's highways and railroads cross — practical access in every direction.

Malone

Northern farm town
A quiet farm town in the county's far north, near the Alabama line.

Grand Ridge

US-90 between Marianna and the lake
A small US-90 town between Marianna and Sneads, with I-10 access close by.

Greenwood

One of the county's oldest communities
A historic agricultural community north of Marianna, settled in the county's earliest era.

Alford

Southwest corner · near Compass Lake
A small town in the county's southwest, near Compass Lake and the Washington County line.

Campbellton

Historic northwest farm town
One of the county's oldest settlements, in farm country on US-231 near the Alabama line.

Bascom

Quiet northeast corner
A tiny agricultural town in the county's northeast, about as quiet as Florida gets.

Jacob City

One of the county's smallest municipalities
A small western-county municipality with deep community roots.

Compass Lake

Platted lake subdivision · not a town
A platted lot market in the county's southwest, spanning Alford and Marianna mailing addresses.

Beyond the Town Limits

Much of the county's land sits in unincorporated communities with names of their own — including Two Egg, the crossroads northeast of Marianna whose name makes it one of the most photographed road signs in Florida, and the Compass Lake area in the county's southwest. Unincorporated land follows county zoning rather than any town's rules — one more reason to verify the rules parcel by parcel.
