Where to Look
Towns & Communities Across the County
Marianna anchors the center of the county, but the land market runs through a dozen smaller towns — each with its own character, price level, and terrain. Graceville and Campbellton sit in peanut country near the Alabama line, where the crop has dominated since replacing cotton after the boll weevil in the 1950s. Sneads faces Lake Seminole on the county's eastern edge — trophy fishing for largemouth bass, crappie, and rare shoal bass. Cottondale grew up where the railroads crossed.
Getting Around
An Inland County, About an Hour From the Gulf
Living out here doesn't mean living far from everything. I-10 crosses the south end of the county and US-231 runs down to Panama City, so Panama City, Dothan and Tallahassee are each about an hour from Marianna, and the beach not much more. Day to day, though, life is anchored inland — the Gulf is a weekend trip, not the backyard.

- Internet and cell service. Fast service can stop a few miles out of town. If you plan to work from home, confirm the providers and real speeds at that address, not the county.
- The timber next door. A neighbor's pine stand gets cut eventually. A harvest means trucks, noise and a very different view for a few years.
- Hunting season on adjoining land. Leased hunting ground is common. Expect gunfire in season, posted lines and the occasional gate you can't use.
- Who keeps up the road. Private roads and easements are common. Find out who maintains yours, and what it is like after a week of rain or a run of log trucks.
- Manufactured-home rules. Zoning, foundation requirements and lender standards all vary. Check them before you count on putting a home on a lot, or on financing one.
- The insurance quote. Wells, septic, outbuildings and flood exposure all move the price. Get a quote on the actual property early, not at the end.
Life here still runs close to the farm calendar — Marianna's long-running Farm-City Festival, fishing and paddling on the Chipola River and Merritt's Mill Pond, and the caverns state park just north of town. About three homes in four are lived in by the people who own them.

What does land cost per acre in Jackson County, Florida?
Mostly it depends on how much you buy: the more acres in the deal, the less each one costs. The middle of the county's land market was about $9,000 an acre, but that one number hides a wide spread. A lot under an acre typically sells for about $15,000, which is around $40,000 an acre. Five to twenty acres sold for around $8,000 an acre, twenty to forty for about $5,000, and tracts of forty acres and up for $3,400 to $4,500.
Small acreage needs one more look. Most sales of one to five acres were lots in the Compass Lake subdivision, which trade near $8,000 an acre. Elsewhere in the county, one to five acres went for closer to $15,000. For forty acres and up, hunting land breaks the price down by tract size.
