Campbellton is one of only two places in Jackson County where land outsells houses, and the only farm town among them. Six properties changed hands here in eighteen months, and five of them were land.
That is a small record, and nothing on this page should be read as a market rate. But the shape of it is real, and it matches what the northwest corner of the county is: working farm ground, sold in farm-sized pieces.

The county's northwest farm belt
Campbellton sits on US-231 just south of the Alabama line, and it is one of Jackson County's oldest communities — home to one of Florida's oldest Baptist congregations, with roots reaching into the county's earliest settlement years in the 1820s.
The country around it is peanuts, cotton, cattle and hay, rolling gently north toward Alabama. Broiler houses are part of the landscape too: Jackson County is a significant poultry producer, and contract operations sit alongside the row crops. US-231 runs straight south to Cottondale and the interstate, and north to Dothan in about half an hour.
Land in twenty-acre pieces
The typical parcel that sold ran to twenty-one acres — the largest median of any town in the county. Four of the five were between twenty and a hundred acres, and the biggest was eighty-nine.
They ran from about $18k to $300k, with the middle around $110k. Per acre, that works out cheaper than anywhere else measured in the county — Campbellton land costs roughly a third of what an acre runs in Marianna. Acreage here is priced as farmland, because that is what it is.

One house sold
A single house sold here in the whole period, at $90k. There is nothing to conclude from that except that Campbellton is not a housing market — if a house is what you want, Graceville is fifteen minutes west and sold sixty-four of them in the same stretch.

Buying working ground
On farmland, two things decide what the land actually costs to own, and neither appears in any listing.
The agricultural classification. Whether the parcel carries one for property tax purposes, and what happens to it after the sale. Get it in writing before you offer — the difference is not small.
The lease. Working fields often have an active farm lease running on them. Understand the terms and the timing before closing, because a lease rides with the land and can decide whether you get a planting season or wait a year.
After that, the rural fundamentals: a well and a septic system with the site evaluated first (wells and septic), legal access confirmed as a recorded right rather than a habit (easements and legal access), and a current survey on any parcel where the description is old. Where the pavement ends, the sand may be only the top few inches — much of the ground under Campbellton is red sandy clay, and a graded road cuts straight into it. Ask who does the grading.
Along the Alabama line
Graceville is west and the market town for this corner. Malone is east in the same farm country. Cottondale is south where the highways cross.
