Home sales in Springfield
In the 18 months to Oct 15, 2026, 196 homes sold inside Springfield’s city limits — about 11 a month — at a median of $250,000, or $180 a square foot.
Springfield homes sell under three ZIP codes: about half under 32404, a third under 32401 and the rest under 32405 — so a ZIP search alone won’t find them all.

Homes and neighborhoods
Springfield has the lowest typical home values of the three cities. About 1 in 5 homes is a mobile or manufactured home, about half are single-family houses, and about 1 in 5 was built since 2010, much of it rebuilding after Hurricane Michael. Manufactured homes have their own lending and insurance rules, so raise them with your lender and agent early. Named neighborhoods with sales include Highland City (part of it is outside the city), Game Farm, Robindale, Cherry Hill, Avondale Estates and Grove Heights; about 4 in 10 sales have no subdivision name.
City services
Springfield has its own police and fire departments. It’s the only one of the three cities with a published current utility schedule: base residential water, sewer, sanitation and stormwater charges came to $80.05 a month before usage, effective October 2025.
Flood
About 78% of Springfield’s land is outside FEMA’s high-risk flood zone; the rest lies mostly along drainage corridors. That makes flood risk here a lot-by-lot question — check each address on FEMA’s flood map. Insurance rules for 2026–27 are on our Tyndall-area page.
Springfield isn’t part of FEMA’s Community Rating System, so city addresses get no CRS flood-insurance discount (FEMA, October 2026).
Schools
Most of Springfield is zoned to Cedar Grove Elementary, which improved from a C to a B for 2025–26, and to Rutherford High, which is in Springfield on School Avenue. Rutherford High earned a C for 2025–26. Some edge areas fall in the Mowat or Merritt Brown middle school zones or Bay High’s. Check any address on the zone locator.
Getting around
Trips to the base use US 98 and the DuPont Bridge.
City projects
Springfield has the most visible city investment of the three: a new government complex, a storm-hardened civic center, a School Avenue streetscape due to finish in early 2027, water, sewer and paving work in Bay Harbor, and the restoration of Martin Lake. The civic center on East Third Street takes reservations from November 1, 2026.
Renting in Springfield
Rentometer put the average 3-bedroom rent at about $1,768 a month in January 2026. BAH by pay grade is on our Tyndall page.
