Bascom, FL: Acreage and Homes in the Quiet Northeast

A tiny agricultural town in the county's northeast, about as quiet as Florida gets.

Land around Bascom sells in farm-sized pieces. The typical parcel that changed hands here ran to thirteen acres — among the largest in the county, and a different proposition entirely from a building lot near Marianna, where the middle parcel is under two.

Space, at a price that still works

Buyers come to the northeast county for room. This is pasture, pine and mixed rural ground where a modest budget still buys genuine acreage, and the trade is distance: Marianna's services are a real drive, and Dothan is the practical direction for anything major.

For hobby farms, hunting ground and get-away-from-it-all homesites, that trade is usually the point rather than the drawback.

A small record, read honestly

Twenty-one properties sold here in eighteen months — fourteen houses and seven parcels of land. That is a thin record, and it is worth saying plainly: none of the figures on this page should be treated as a market rate. They describe what happened, not what the next parcel is worth.

With that said, here is what happened. Land ran from $11k to $1.8 million, with the middle around $100k at thirteen acres. The largest tract was 344 acres. Houses ran from $38k to $589k, with the middle around $162k.

Houses take a while here — about sixteen weeks to sell, the slowest of the county's towns. On fourteen sales that is a handful of buyers, not a trend, but it is worth knowing if you are the one selling.

Farm ground, and what rides with it

Most of what sells here is working land, and working land carries things a listing does not show.

Whether the parcel has an agricultural classification for property tax, and whether a farm lease is already running on the fields, both change what the land costs to own and both transfer with it. Ask about each in writing before you offer.

Remote makes the basics matter more

Out here the ordinary due diligence is not a formality.

Legal access. Long private roads are common in this part of the county, and a track you can drive is not the same as a right you own. Easements and legal access covers confirming it is recorded.

Power. Find out whether the line already reaches the parcel and what a service run costs if it does not. On a remote homesite that number can change the whole budget.

Water and waste. Plan on a well and a septic system, and get the site evaluated before you commit rather than after. Wells and septic explains the sequence.

Signal. Be realistic about cell coverage and internet options before you plan to live or work out here.

And where the pavement ends out here, the road really is sand — the northeast corner runs deep in it, better than three feet before the ground firms up. Ask who maintains it. Sand drains well and ruts easily, so grading is the whole difference.

The rest of the northeast

Greenwood is southwest and one of the county's oldest communities. Malone is west in the same farm country. Sneads is south toward Lake Seminole.
