Homes With Land in Jackson County

What changes once you're on an acre or more
Buying the house and the land together is the shortcut: somebody else already drilled the well, ran the power, cut the driveway and waited out a build. Houses on an acre or more have sold for about $65,000 more than houses on smaller lots — though they also tend to be newer and bigger, so not all of that gap is the land.
The middle of this market sits near $235,000, and the typical parcel is two acres: room for a shop, a garden and a fence line, without taking on a hay operation.
The houses are newer and larger than the ones on smaller lots — a mid-Nineties build around 1,800 square feet is typical. Newer building leaned this way as well: roughly four in ten of the acreage homes that sold went up since 2000, against under three in ten on the smaller lots.
Manufactured homes are a bigger share out here than on the smaller lots, better than a quarter of what sold. That is worth noticing when two listings carry the same price and only one of them is site-built.
Above ten acres the market changes character: nearer $400,000 on a median of twenty acres, closer to a small farm with a house on it than a house with a generous yard.
Two things to look at before you drive out. If the road in is unpaved, ask who maintains it — that answer tells you both what you are driving on and who fixes it when it washes. And if the house runs on a well and septic rather than city utilities, put the age and placement of both in writing.
