Greenwood is old ground. It sits a few miles north of Marianna on State Road 71, on the fertile uplands that made this corner of Florida farm country two centuries ago, and it is one of the first places in the county anyone settled. Marianna's stores and doctors are about ten minutes down the road.
It is a small market. But land moves here in a way it does not in most of the county, and the houses tend to come with some.

Old ground, still being built on
Historic homes and churches, big oaks, and open farmland close on every side.
The houses tell both halves of that story. The oldest house to sell here dates to 1900. But the typical Greenwood house was built in the late 1990s, which is newer than the county as a whole, and about one in seven has gone up since 2020.
An old place where new houses keep going up means old parcels being divided. Hold that thought — it matters further down.
Houses that come with land
Buy a house in Greenwood and you are usually buying ground with it. The typical sale came with close to three acres, and about one in four sat on five or more. One in three was a manufactured home.
Most houses here sell for between about $140k and $270k. And houses here do not sit: the typical one sold in about four weeks.
Land here does not come up often

The land that sold was gone in about seven weeks. When a Greenwood parcel has been listed far longer than that, it is fair to ask what the quick ones had that this one does not — price, access, paperwork, or all three.

What an acre costs depends on how many you buy
A single price per acre for Greenwood would mislead you, because small parcels and big ones are priced like two different products.

Small parcels bring close to three times the per-acre price of large ones, and they swing a lot more from one sale to the next. Above five acres the numbers bunch up tight. Sellers, for their part, have been getting about 94 cents on the asking dollar.

Old land, old paperwork
Nearly three Greenwood properties in four sit outside any named subdivision. That matters for a practical reason. A lot in a recorded subdivision has a recorded plat behind it; a parcel outside one rests on its own legal description, and in a place settled this early that description can be older than modern surveying.
Expect land that has been divided and re-divided across generations, and easements granted long ago and never written down where you would think to look. None of it is unusual here, and all of it is manageable when it is found before closing. A current survey settles the lines. Well, septic and the road in
This is rural land, and it reads that way: plan on a well and a septic system, and have the site looked at before you offer. Wells and septic explains the order to do it in.
Off the state road, expect sand under your tires — this is sandy country two and three feet down — though the Chipola ground mixed through it goes red and loamy within about ten inches.
Between Marianna and the farm towns
On parcel size, Greenwood sits right between its neighbors. Marianna is a market of lots and small tracts, where the typical land sale is under two acres. Greenwood's is about eight. Head north to Malone and Bascom and parcels run a little bigger again, though very little land changes hands up there.
