Malone, FL: Farm Land and Homes in the North County

A quiet farm town in the county's far north, near the Alabama line.

Malone is a small market, and that is the most useful thing to know about it. Twelve properties sold here in eighteen months — nine houses and three pieces of land. When something does come up, it tends to be the real thing, and it does not wait long.

This is the far north of the county on SR-71, open farm country a few miles from the Alabama line. A school, churches, and farmland in every direction.

Row crops and cattle

The land around Malone grows peanuts, cotton, corn and soybeans, and beef cattle graze the pastures between the fields. This is genuine agricultural country — long sight lines, dark skies, and ground that was assembled for farming rather than carved up for lots.

Dothan is the practical direction for shopping and medical care. Marianna is the other way, and further.

Inexpensive houses, and not many of them

The typical house sold for about $150k, which is a quarter below the county median. They run from $90k to $457k.

Only nine houses sold here in the last year and a half, built anywhere from 1940 to the last few years, so there is no single age to the stock. One of them went up since 2020. These are mostly town lots too — the typical sale came with under an acre.

Houses take longer to sell here than in most of the county, around eleven weeks. In a town this size that is one or two extra buyers walking through, not a market signal.

Land comes up rarely, and in farm sizes

Three parcels sold in eighteen months. That is too few to draw a price from, and this page will not pretend otherwise.

What the three do show is the shape of the market: the middle one was ten acres, the largest 258, and they ranged from $30k to $1.4 million. Farm ground, in other words, not homesites — which matches what the north county is.

Because the north county has stayed consolidated in farms, very little changes hands around Malone — a dozen or so sales in the last year and a half. If this is your target area, it is worth having someone watch the market for you rather than waiting for the right thing to surface on its own.

What to ask about farmland

Two things never appear in a listing and both change what farmland costs to own: whether the parcel carries an agricultural classification for property tax, and whether somebody already holds a lease on the fields. Get both answered in writing before you make an offer, because both transfer with the land.

After that, the ordinary rural questions apply and they matter more out here, not less. Legal access, because long private drives are common in the north county — easements and legal access covers confirming your way in is a recorded right. A well and a septic system, evaluated before you commit, which wells and septic walks through. Power to a homesite, and what a service run costs if the line is not already there. And be realistic about cell coverage and internet before you plan to work from a place like this.

The unpaved roads around Malone run on sand, two to five feet of it before anything firmer — except where the Chipola ground threaded through here turns red within a foot. Ask who grades it.

Around the north county

Greenwood is south, older and a little busier. Bascom is east in the same farm country. Graceville is west, the market town for the county's northwest corner.
