Most people land on this site looking for acreage. Graceville will surprise them. Up in the northwest corner of the county, a few minutes from the Alabama line, houses are the main event: in the past eighteen months, about five homes sold here for every parcel of land. Only Marianna moved more houses in that stretch.

Peanuts, and a college downtown
Cotton built Graceville. The boll weevil ended that, and by the 1950s peanuts had taken over — they are still the crop you drive past on the way into town.
Graceville is also home to the Baptist College of Florida, which gives the small downtown a steady institutional presence most towns this size do not have. And when the errand is bigger than a small town can handle, Dothan, Alabama — the shopping and hospital hub for this corner of three states — is a short drive north.
Older houses on in-town lots
Expect some age. The typical house here went up in the mid-1970s, a good decade older than what sells in Marianna. Roughly one in four has stood for seventy-five years or more, and the oldest to sell dates to 1917. Old doesn't mean finished, though. Nine have gone up since 2020.
These are houses on town lots. Roughly half come with under an acre, and the usual sale brings right around one.
Prices are all over the map, because the houses are. At the bottom are houses that need everything, and at the top the market runs well past $300k. The middle is where most buyers end up: the typical house sold for about $175k. A typical house finds its buyer in about six weeks, and about one sale in six is a manufactured home.
City sewer in town, well and septic outside it
In town, you are on city sewer: none of the houses that sold here reported a septic tank.
Land is the other way around. Out on the acreage, plan on drilling a well and putting in a septic system.
Plenty of listings skip the question altogether. So ask it about the one property you care about, and get the answer on paper, hookup cost included, before you put in an offer. Two kinds of land under one name
"Land for sale in Graceville" means two different things. Some of it is a city lot on a named street, an open spot in one of the old additions to the original town. The rest is farm ground.

On a lot in one of those old additions, the lines on a map app are a rough sketch; a current survey is what settles them. On farm ground, two things no listing shows decide what it costs to hold: whether the parcel carries an agricultural classification for taxes, and whether somebody already leases the fields. Ask both early.
One more. If the road in isn't paved, don't assume sand — much of the ground around Graceville is red sandy clay under a shallow sandy top, and a graded road shows it. Find out who is responsible for keeping it level.
Downtown changes hands
Downtown buildings do sell — five in the last year and a half, from the mid $100s to the low $400s, most of them on the footprint of a downtown block, not a highway parcel.
The neighbors
Graceville is the market for this corner of the county. Campbellton and Malone are smaller markets still — a handful of sales each in the last year and a half — and no sale carried a Jacob City address.
