Sneads, FL: Homes and Land at Lake Seminole

The county's fishing town, facing Lake Seminole and Three Rivers State Park on the eastern edge.

Land sells faster in Sneads than anywhere else in Jackson County. The typical parcel found a buyer in under four weeks — a third of the time it takes in Marianna, and quicker than any other town in the county. Houses move too, in about five weeks.

The lake is why. Sneads sits on the county's eastern edge where the Chattahoochee and the Flint meet behind the Jim Woodruff Dam to form Lake Seminole, and it is the closest town to the water.

A rail town that became a fishing town

Sneads grew up on the line built across the Panhandle in the early 1880s, and US-90 still runs straight through it. The dam went in during the 1950s and changed what the town was for.

Lake Seminole is a trophy fishery — largemouth bass, crappie and catfish, with shoal bass up in the Flint arm. About eighty percent of the water is in Georgia, but the Florida portion and the public ramps near Sneads put Jackson County buyers straight onto it. Three Rivers State Park overlooks the lake just north of town and has a ramp of its own. The state correctional institution nearby is one of the larger employers here, alongside farming and the lake economy.

Houses are inexpensive here, and they move

The typical Sneads home sold for about $160k — a fifth below the county median and thirty percent under Marianna. The range runs from $25k up to $750k.

These are town lots more than homesites. Nearly two-thirds of the houses that sold came with under an acre, and the typical one came with half an acre. The housing stock is older than the county's: the typical house that sold was built in the mid-1970s, and the oldest dated to 1940.

Five weeks to sell, against seven for the county as a whole. Only Greenwood turns houses over faster.

Land in the middle sizes

Sneads land is neither Marianna's building lots nor the big tracts up north. It clusters in the middle.

The typical parcel that sold was five acres for about $47k, and the largest ran to sixty. Nothing here is a plantation-scale tract — the biggest land in the county is elsewhere.

Land that sold moved in under four weeks — the fastest in the county, and well clear of second place. Worth knowing when you find something you like.

The lake is the premium, and the question

Water shows up in Sneads more than in most of the county — better than half of what sold mentioned a pond, a lake, a creek or a river.

That cuts both ways. Parcels with real access to the landings carry a recreation premium, and farm or timber ground away from the water is priced like the rural east county it is. So establish what access actually comes with the parcel, on paper, before you pay for it. A view of water is not a right to reach it.

Anything near the lake or the creeks feeding it deserves a careful look at flood mapping, which comes from the current FEMA panel for that parcel and from nowhere else. Flooding and drainage covers reading seasonal water on the ground, and easements and legal access covers making sure your way in is a right rather than a habit.

Off the highway the sand is a surface layer, not the whole story — the ground under Sneads firms up to sandy clay loam within a foot or two, which is why a graded road here behaves differently from one out on the sand ridges. Who maintains it is a fair question to ask early.

Around the eastern edge

Tallahassee is about an hour east, which is a real commute some people here make. Grand Ridge is the next town west on US-90, with the interstate close by. Marianna and its hospital are twenty-odd minutes further.
