Jackson County is a place where a working house still trades for a sensible number. Over the last year and a half the middle of the market sat right around $200,000, and a tenth of everything that sold went for under $85,000.
Marianna is the center of it. Close to half of everything that sold countywide carried a Marianna address, though Graceville, Grand Ridge, Alford, Cottondale and Sneads all trade steadily enough to keep their own character and their own pricing.
The median lot under a Jackson County house is right at an acre, and more than half of everything that sold came with at least that much. Room around the house is the norm here, not the exception.
The typical house that sold was built in the late 1980s and runs a little over 1,600 square feet. About one in five was a manufactured home — not a footnote in this county but a real part of the housing stock, and worth knowing which you are looking at early, because it shapes the financing conversation more than the price does.
Houses here do not sit forever, and they do not go in a weekend either: about a month and a half on market, closing near 97 cents on the asking dollar. There is room to negotiate, but not a great deal of it.
