Do I need an address to start?

No. Address, MLS/listing reference, or a visitor-entered label can identify the property. If none are entered, you can continue; identity completeness is lower and the report labels the property as not yet specified.

Does this review estimate site-prep and development costs?

Only when you enter them. Survey, perc/soil test, septic, well, power-extension, driveway, clearing, culvert, internet, and impact-fee costs are added to Funds Needed only when entered — there is no automatic estimate.

Are my review inputs sent to a server?

No. Review inputs stay in your browser in versioned local storage unless you choose to share them. You can clear saved progress at any time.
