What homes have sold for in Washington County

In the last 18 months, 545 homes sold through the MLS in Washington County, and they split into two very different markets.

About four in ten were in Sunny Hills, the large platted community on State Road 77 south of Chipley. Most are new construction (201 of the 234 were built since 2020): the typical one runs about 1,400 square feet on roughly a quarter acre and sold for about $228,000, usually at the full asking price. Their mailing address reads Chipley, so a "Chipley" listing may well be in Sunny Hills.

The rest of the county is older homes on more land. Outside Sunny Hills, the typical home was built in the late 1990s, runs a little under 1,600 square feet and sits on close to two acres; seven in ten came with an acre or more. The middle of that market was near $240,000. A tenth sold for $95,000 or less, and a tenth for about $450,000 or more.

More than a quarter of those homes were manufactured. That's worth sorting out early, since it changes the loan and insurance options.

Outside Sunny Hills, a home typically took about two months to sell and closed near 97 cents on the final asking dollar.

Chipley addresses carry most of those sales: 261, at a median near $245,000. Vernon is next, with 29 at a median near $215,000. Caryville, Cottondale, Youngstown and Bonifay mailing addresses add a handful each.

Homes on an acre or more are under Homes With Land, and lots and acreage under Washington County Land.

Figures describe the 545 Washington County homes that sold through the MLS between April 2025 and October 2026.
