Purpose

When you have a specific North Florida Panhandle single-family home in mind, this review helps you organize property facts, ownership-cost planning, condition and systems status, insurance and flood notes, title and survey items, disclosures and permits, utilities and HOA diligence when applicable, inspection timing, and optional long-term rental review—into one printable summary. Built by Doug Hooper, REALTOR® with Century 21 AllPoints Realty for the YyHoop Decision Center, it does not verify the listing or tell you whether to buy.

Intended audience

Buyers evaluating a specific single-family home—or preparing a questions-to-ask worksheet before talking with an agent, lender, inspector, insurer, title professional, or HOA manager. It is useful when you want ownership-cost planning and due-diligence status in one place.

What the report includes

Property Snapshot

Identity, intent, stage, and key property facts you entered.

Financial Outlook

Initial funds and housing-obligation estimates from SFH planning modules.

Due Diligence Review

Condition, insurance, title/survey, disclosures, utilities, HOA when relevant, and timing.

The printable summary also includes items still to verify, questions to ask by audience, recommended next steps, Review Confidence with explanation, and limitations.

Review Confidence

Review Confidence measures how complete and specific the information you entered is for applicable fields only. A documented concern may increase confidence because the information is clearer. Favorable facts do not raise confidence simply because they are favorable. Confidence does not measure quality, safety, value, or purchase suitability.

Review Confidence measures how complete and specific the information you entered is for applicable fields only. It does not measure property quality, safety, value, or purchase suitability.

Do I need an address to start?

No. Address, MLS/listing reference, or a visitor-entered label can identify the property. If none are entered, you can continue; identity completeness is lower and the report labels the property as not yet specified.

Is long-term rental analysis included automatically?

No. Long-term rental review stays off until you explicitly include it. Investment ownership intent alone does not enable rental fields.

Are my review inputs sent to a server?

No. Review inputs stay in your browser in versioned local storage unless you choose to share them. You can clear saved progress at any time.
