Definition

Net operating income (NOI) is estimated gross rental revenue minus estimated operating expenses. Operating expenses include items such as management fees, cleaning, HOA dues, insurance, utilities, taxes that are operating costs, maintenance, and reserves used in planning. NOI does not subtract mortgage principal and interest.

Why it matters

Buyers often confuse a strong gross rental range with money left after ownership costs. NOI answers a narrower question: after day-to-day and planned operating costs, does the rental story still work before financing? In Bay County and Panama City Beach, HOA dues, insurance, and professional management can move NOI far below advertised gross revenue.

Best practice
