YyHoop Decision Center
What should I investigate about this specific condo before moving forward?
When you have a specific Panama City Beach or Bay County condo in mind, Property Review helps you organize listing facts, ownership costs, rental history, financing outlook, and association due diligence into one personalized summary?so you can ask better questions before moving forward. Built by Doug Hooper, REALTOR? with Century 21 AllPoints Realty for the YyHoop Decision Center, it does not verify the listing or tell you whether to buy.
Estimate ownership costs and projected cash flow.
Review HOA documents, assessments, insurance, and restrictions.
Receive a printable report highlighting missing information and recommended questions.
You can leave unknown items blank. The review will identify information that still needs to be confirmed.
Use it if you are evaluating a specific Florida Panhandle beach condo?or preparing a questions-to-ask worksheet before talking with your agent, lender, or association manager. It is especially helpful when you want ownership-cost planning and association due-diligence status in one place.
Find a listing in the Flexmls search, then enter the details you gather. The search display is not an automatic data feed.
The tool cannot determine whether an association is financially healthy, whether a building is structurally safe or compliant, whether a listing?s rentals will continue, or whether you should buy, reject, or offer. It also cannot invent listing fields you have not entered.
Blank-model assumptions are useful for orientation. Unit-level listing price, HOA dues, historical rented nights, rental rules, special assessments, insurance clues, and owner-use nights make the same formulas more relevant to the condo you are actually reviewing. Incomplete information is labeled as unknown so you can see where confidence is limited.
Manually entered financial and due-diligence information remains on your device in versioned local storage. It is not encoded in the page URL and is not sent to analytics or email automatically. You can clear the review and start over at any time.
This tool provides an organized planning review based on information you enter. It does not predict investment performance, insurance outcomes, association finances, legal rights, or financing approval. Verify property-specific figures with qualified professionals. This tool is not financial, legal, tax, insurance, or investment advice.
Using the YyHoop Decision Center, submitting contact information for access, or receiving a personalized assessment, financial plan, or property review does not by itself create a brokerage, agency, transaction-broker, or client relationship with Doug Hooper or Century 21 AllPoints Realty. Any brokerage relationship will be established separately, in accordance with applicable Florida law and required disclosures or agreements.
No. It organizes listing facts, financial assumptions, association due-diligence status, missing information, and questions to ask. It does not advise you to buy, reject, or make an offer, and it does not verify the listing, association, or rental history.
A Buyer Fee is a one-time association charge some condominiums collect from a purchaser at closing or ownership transfer. It may also be called a transfer fee, initiation fee, or capital contribution. It is not charged by every association and should be verified in the documents or estoppel. In this review it is treated as a one-time acquisition cost, not an annual operating expense.
Use the embedded Flexmls property search to locate a condo by address, MLS number, community, or unit number. Then enter the details you gather into the Property Review form. The search display is not read automatically.
Start with property address and listing price. Add monthly HOA dues, Buyer Fee if applicable, annual property taxes, bedrooms, bathrooms, square footage, year built, and historical annual gross rental income when available. Occupied nights or average nightly rate help complete the rental history. Unknown fields can stay blank and will surface in the missing-information list.
Financial outlook figures reuse the same shared calculation module as the Beach Condo Financial Planner. They are planning estimates based on your assumptions, not predictions of actual performance.
Manually entered financial and due-diligence information stays in your browser unless you choose to share it. You can clear the review at any time.
No. The Flexmls search helps you locate the listing. You enter the figures into the form yourself so the review stays under your control.
