You are buying into a balance sheet

A condo purchase gives you a unit and a share of a corporation. That corporation owns the roof, the elevators, the pool, the seawall, and the insurance policy — and it can bill you for all of them.

Two identical units in adjacent buildings can carry very different total costs of ownership depending on how well each association has funded its reserves. The building that has been deferring maintenance often shows lower monthly dues right up until the special assessment arrives.

Florida law now requires structural integrity reserve studies and milestone inspections for many condominium buildings, which has made underfunded reserves visible in a way they were not a few years ago. That is good for buyers who read the documents.

What to request before you commit

Budget, reserves, and the reserve study.
How much is in reserve, what the study says is needed, and whether the association is funding it or waiving it. A funded reserve is a lower risk of assessment.
Special assessment history and pending items.
Past assessments show how the association handles capital needs. Pending or discussed assessments may not appear in the dues figure you were quoted.
Insurance structure.
Understand what the master policy covers and where your unit-owner policy has to pick up, including loss assessment coverage for your share of association claims.
Rental rules.
Minimum rental periods, registration requirements, and caps on rental units vary building to building. If rental income is part of your plan, verify the rules before you rely on projections.
