Key Definitions

Monthly Housing Obligation is Layer A only: principal and interest when financed, property taxes, homeowners insurance, entered flood insurance, entered mortgage insurance, and applicable HOA dues. Optional ownership planning and household operating costs are never folded into this subtotal.

Estimated Initial Funds organizes down payment or purchase funds, shared settlement-charge estimates, tax and homeowners-insurance prepayments, and—when financed—lender escrow reserves. Cash purchases omit loan payment, mortgage insurance, and lender escrow estimates.

Long-term rental analysis is optional and off by default. When enabled and complete, it can show effective income, NOI, cash flow, and related metrics. Rental income does not reduce Monthly Housing Obligation.

Methodology Summary

Settlement charges use the shared Decision Center planning-package percentage and existing settlement share. Tax and homeowners-insurance prepayments and lender escrow months are calculated separately from annual amounts. Property taxes and homeowners insurance are never estimated from purchase price. Flood insurance has no automatic fallback. Mortgage insurance is user-entered only.
